If your flat roof has seen better days, this recent project by JL Precision Roofing showcases what a high-quality, long-lasting flat roof replacement should look like. What We Did:
This job involved the complete removal and replacement of an ageing flat roof. The existing materials were worn and no longer providing the protection the home needed. Here’s a breakdown of how we approached the project from start to finish:
1. Careful Removal of the Existing Flat Roof
We always start by making the site safe and clean. This includes setting up scaffolding or safety barriers, protecting any internal spaces from dust or rain, and ensuring we work with care and consideration for the property.
We stripped back the old flat roof covering — in this case, a mix of aged felt and flashing — right down to the structure.
All waste materials were responsibly removed and disposed of in line with environmental regulations.
With the roof exposed, we inspected the joists and decking underneath. Any areas affected by rot or wear were replaced with new timber, ensuring the new roof had a strong, secure base.
2. Installation of New OSB Roof Decking
To prepare for the new roof covering, we installed 18mm moisture-resistant OSB3 boards — a reliable and sturdy choice for external flat roofing.
The boards were securely fixed to the joists using screws, with joints staggered for added strength and small expansion gaps left to allow for temperature changes.
We also added timber upstands and edge trims, which help direct water away from the building and give the roof a clean, finished edge.
3. Fitting the EPDM Rubber Membrane
Once the surface was ready, it was time for the main event — applying the EPDM rubber roofing system. This is one of our favourite materials for flat roofs because it’s flexible, watertight, and built to last.
The EPDM membrane was rolled out and left to relax before bonding it to the new OSB deck using a high-performance adhesive.
We made sure the membrane was smooth, bubble-free, and fully sealed — especially around the edges, corners, and any roof penetrations like vents or pipes.
Finally, we installed all necessary trims, termination bars, and drip edges to protect against water ingress and give the roof a sleek, professional finish.
Final Touches and Inspection
We always complete a full check before signing off — making sure the adhesion is solid, the detailing is neat, and the roof is 100% watertight. This flat roof is now ready to handle whatever the weather throws at it.
